The Fulton Street Collective is having a Spring Art Show on May 12th from 6-12 at 2000 W. Fulton. This is a really nice studio space, so if you have been looking for studio space only you might want to go to the art show see some great art work and check out the spaces in the building at the same time.

- Live Work Ordinance

Alderman Moreno's Live Work Ordinance has passed through committee and is on it way to the full city council.

There were some changes made before the last vote and over all I think the ordinance is good and will work for some businesses and arts. Basically you can make a portion on any storefront zoned B or C in to live space if you get a special use permit. Those cost $500 dollars but it is cheaper than a zoning change. Owners and/or tenants can apply for the permit. What I like best about the ordinance is that it is open to most types of business. Arts could have applied for a special use permit in the past for live work space but now accountants and architects can do it as well.

The Creative Chicago Expo was another great event this year. They changed it to a two day event, but I was only able to attend the one day. I heard they both went well and attendance was good. I was also involved in a group discussion on live work space with Alderman Moreno and four developers of live work projects on the south side of Chicago. At this point the pod cast of the workshop is not on line but I found one I did about live work space in 2007.

All interested artists are cordially invited to attend a charrette to discuss the Bronzeville Artist Lofts development. The charrette will be held at the Department of Cultural Affairs and Special Events, located at 78 East Washington (5th floor), on Thursday, February 23 from 6 - 7 pm.Revere Properties Development has been selected by Mercy Portfolio Services for the redevelopment of the property at 436-42 East 47th Street, located across the street from the Harold Washington Cultural Center. The project is one of the first affordable artist live-work spaces on Chicago's south side. The development is targeted for completion in the summer of 2013. As part of our commitment to gaining a better understanding of artists' needs, building amenities requirements for an artist live/work space, and potential programming ideas, we would very much like your participation.

- Milwaukee Ave B2-2 Zoning Change

I went to Alderman Colon’s re-zoning meeting last Wednesday and he is going to propose a zoning change for most of Milwaukee Ave between Diversey and Central Park. Most of the buildings will be re-zoned B2-2. A strip mall and a church will be keeping their existing zoning. This is exciting and will be a really good case study to see how live/work space and the artists who inhabit them can impact a commercial strip that is struggling. Individual property owners still have to convert their storefronts to live/work space but now they have the right to make that change and since there are several vacant storefronts it seems likely that some owners will try the conversion. Please contact me directly if you are interested in a space on Milwaukee Ave. I know of at least one owner who is going ahead with the conversion already.
The other thing I learned at the meeting was this is not the first B2-2 conversion to occur (though it seems to be a secret that there were others). Several buildings on Damen between Lawrence and Argyle were re-zoned to B2-2 a few years ago. It is a smaller area than the one proposed in Logan/Avondale but if you check out that strip of Damen you will see that it was successful.

ArtHouse Chicago is a real estate firm for live/work space. We don’t own buildings or develop them (at least not yet). Property owners can contact ArtHouse Chicago about listing a live/work space that they have in the city to rent or to sell. Buyers and tenants can contact ArtHouse if they want help finding a live/work space. Not only do I show the listings that I have but I can help artists and entrepreneurs find space that is listed on the MLS or loopnet too. I usually get paid by the property owner whether it is rental or sale but sometimes you can hire me to find the perfect space and pay a finder’s fee when I find the space you are looking for. Paying a finder’s fee lets me cast a wider net and look for more properties in more locations.

- B2 Zoning Change!!!

It seems to finally be happening. Please try and make it to the public meeting for the proposed B2 zoning change along Milwaukee Ave, 2/1/12 6:30 pm at the Hairpin Lofts. We need public support for this idea. Also if you have any experience with live/work space and how it improved your buisness or the neighborhood please let me know.

I have also filed an aldermanic zoning change application to allow for "Live/Work Space" at commercial storefronts along Milwaukee Avenue from Kimball Avenue (where the Hairpin Lofts and Art Center are located) to Central Park. A public meeting will be held on Wed. February 1, 2012 at 6:30pm at the Hairpin Lofts located at 2800 N. Milwaukee Avenue. During this public meeting we will discuss the existing Neighborhood Shopping District and the benefits of changing the zoning to a Neighborhood Mixed-Use District.
The goal for this Mixed-Use District would be to renew the Milwaukee Avenue business-strip and attract new development to this once vibrant commercial corridor. I invite you to join me on February 1, 2012; in discussing the possibility of creating new opportunities.

ArtSpace is one of the larger developers of live/work space. Unfortunately they have only done one development in Chicago - the Switching Station Lofts - in Garfield Park. These are rental units if anyone is looking.

This is a great home that was cretified LEED Platinum, which is a certification program for environmentally friendly homes and buildings.

I like the fact that the house is only 1400 sq feet but still functions as a live work space. It only cost $250,000 to build as well.
